Does your renovation actually need one?

In NSW, alterations and additions with an estimated construction cost of $50,000 or more need a BASIX certificate before your DA or CDC can be determined.

That catches most serious residential work: extensions, second storey additions, major internal renovations and open-plan knock-throughs. Once you are adding rooms or reworking a substantial part of the house, you are usually well past it.

If your project genuinely comes in under $50,000 you generally do not need one, and we will tell you that rather than sell you one.

How the $50,000 is measured

It is the figure that goes on your development application, covering labour and materials for the work itself.

It is not the value of the finished home, and not what you paid for the property.

What we check, and what we fix

A renovation is assessed against three BASIX targets: water, thermal comfort and energy. Here is what actually moves the numbers, and what we change if you come up short.

Thermal comfort

Glazing and insulation in the new work. This is the target that most often needs adjusting, and the fix is usually a glazing change rather than anything structural.

Energy and water

Heating, cooling, hot water and lighting for the altered part of the home, plus the taps, showerheads and toilets going into the new work.

What it costs, and the honest version

$159 covers everything: the assessment, resolving the targets, registering the certificate and the $33 government fee. GST is added at checkout, making it $174.90 all up.

You can also do it yourself. The NSW BASIX tool is public and the registration fee is around $33. If you have the details on hand, understand what the targets are asking for, and have time to work through the changes when the project falls short, that is a genuine option and we would rather say so than pretend otherwise.

Alterations and additions cost more than a pool certificate because there is more in them. Thermal comfort brings glazing, insulation and materials into the assessment, and that is the part that needs solving rather than simply recording.

What it costs to not have one

Your DA or CDC cannot be determined without a BASIX certificate. The application sits, or comes back to you, and everything behind it moves right. On a job with trades booked, a week lost at lodgement is expensive.

The second failure point is at the end. The commitments on the certificate are checked at final inspection, so what you build has to match what was certified. That is a bad surprise to get when you are trying to close the job out.

Which renovations need a certificate?

Alterations and additions with an estimated construction cost of $50,000 or more, before you can lodge your DA or CDC. Most extensions and major renovations qualify.

Is the government fee included in the $159?

Yes. The $33 NSW Government registration fee is inside the $159. GST is added at checkout, so the total you pay is $174.90. There is nothing else on top.

How fast is it?

Assessed within two business hours and emailed the same business day when you order by 3pm (Sydney), Monday to Friday. After 3pm or on a weekend it is first thing the next business day. If you paid before 3pm on a weekday, gave us complete information and we miss same-day delivery for reasons within our control, you choose a refund or 50% off the service price.

How is the $50,000 measured?

It is the estimated cost of the building work that goes on your development application, covering labour and materials. It is not the value of the finished home.

What if my renovation does not meet the targets?

We resolve it within the assessment, usually by adjusting glazing, insulation or a fitting, so you finish with a certificate you can build to.

What if the design changes?

One free revision within 60 days, for the same project and property. Any additional government fee is passed on. The commitments become build obligations checked at final inspection, so the certificate needs to keep matching the build.

How long is the certificate valid?

A BASIX certificate needs to be submitted with your DA or CDC within three months of its date of issue.

Can I start before my plans are final?

Yes. Work off your current drawings and use the free revision if things move. Most people would rather have the certificate ready than wait.

Can I just do it myself?

You can. The NSW BASIX tool is public and the fee is around $33. It asks for materials, glazing and services detail most people do not have on hand, and expects you to meet the thermal comfort target yourself. We do that part for you.

Do you do brand-new homes?

Not at this stage. A new dwelling needs a full NatHERS thermal assessment alongside BASIX. Get in touch and we will point you to an accredited assessor.
